What is Buy Back?


•         A buy back investment is offered by developers at early stages in their development cycle, usually at a plot or building purchase stage.
•         The developer offers a relatively high percentage return for a short term finance period. Typically, returns within 6 months average 25% - 30%.
•         The investor ‘buys’ a floor and at the same time agrees to sell it back to the developer at a future time at a profit. The profit is pre-determined and the investor is given a cheque post dated at the time he makes his investment.
•        It is short term expensive finance. The key to succeeding as an investor and as a developer is due diligence.
 

Why Developers Need Finance?

 •         Developers require finance. They will invest up to 25% of any specific project and then look to get short term finance to further progress.
 •         After a threshold of time has elapsed and a specific level of development progress made, the developer may increase his investment many fold – in the uae market.  Essentially the increase in the value of the building is much higher than what is paid to the investor so the developer gets to buy back their property at a lower than market price and the investor gets a guaranteed exit strategy and return
•         Thus offering a return of 25% - 30% within 5-6 months  is relatively speaking, inexpensive.
